*Cottages #5, #6, #10 & #14 DO NOT HAVE HOT TUBS
NO DOGS IN Cottages 1,2,3,4,5,6,7,8,11,15,18 . Dogs are allowed in cottages #9, #10, #12, & #13 only. There is a $20 pet fee per pet per stay for pets under 15 lbs. If you have a dog larger than 15 lbs we encourage you to find other arrangements for them if you can not find anything a $50 pet fee will be applied to your stay.
Your credit card will hold your reservation and will be charged a $20 non-refundable deposit. If you have a balance owing, the remainder of your bill will be charged to your card in the morning on day of check in. By completing this reservation you are agreeing to Robin Hood Village Resort terms and condition. For best service, check in between 3 pm and 5 pm in our pub.
Fresh linens on request. Dishes are guest's responsibility - additional charges if left dirty. Additional charges will be made for missing or damaged items. Disorderly patrons will be evicted immediately without refund.
Cleaning : Renter is responsible for leaving unit reasonably clean and orderly at departure. At its sole discretion, Robin Hood Village Resort reserves the right to charge Renter for cleaning services if this requirement is not reasonably met. This includes charges for smoking, excessive use, stains, or missing linens and towels.
GROUNDS AND KAYAKING: I AM AWARE THAT KAYAKING, BOATING, CAMPFIRES, SWINGS, HAMMOCKS, BBQ'S, CREEK-SIDE, BEING ON THE DOCK, AROUND THE WATER OR WANDERING THROUGH THE TRAILS CAN BE DANGEROUS. I UNDERSTAND THAT ROBIN HOOD VILLAGE RESORT IS IN NO WAY RESPONSIBLE FOR THE SAFETY OF MYSELF AND MY PARTY. I understand Robin Hood Village makes no warranty as to the fitness or suitability of the equipment for the use I intend. I am fully responsible for my own safety and for the equipment. I accept any and all risks of injury and damage to the equipment, to property belonging to myself and to others, and to my self and others personally. I further release Robin Hood Village, its owner, employees, agents and operations from liability for any harm, injury, or damage which may befall me or any equipment used by me or others in my party. I further agree to save and hold harmless Robin Hood Village, its agents and operations from any claims by me or my family, heirs or assigns arising out of my own participation I state that I am of lawful age and legally competent to sign this affirmation and release, that I understand the terms herein are contractual and not a mere recital and that I have signed this document of my own free act. I will wear a life jacket (Personal Flotation Device) of Type III at all times that I am on the water. We do not allow consumption of alcoholic beverages during your use of equipment or times that you are on the dock or exploring the grounds around the water. By signing this document, I acknowledge that I will comply with all safety rules both on grounds and with kayak use. If anyone is hurt or property is damaged during my participation in this activity, I may be found by a court of law to have waived my right to maintain a lawsuit against Robin Hood Village on a basis of any claim from which I have released them herein. I also give Robin Hood Village Resort the right to take my photograph or video and use it in marketing efforts.
Late Check In? Robin Hood Village Resort does offer late check in. Should you need to check in after 6:00 PM, The Robin Hood Village Resort staff will leave your cottage unlocked with the key inside. Just let us know!

Individual Cancellation Policy : On single reservations for up to 3 nights our cancellation policy is 7 days. As long as you cancel before 7 days there is no charge. If you cancel within the 7 day window we will make our best efforts to re-book your room and if we can, there will be no charge. If we are unable to re-book your room you will be charged for the nights that you had reserved.
Group Cancellation Policy : If you reserve 2 or more cottages or you reserve 3 or more days, we require a 25% non-refundable deposit at the time of reservation. If you cancel before 30 days of your reservation, all you will lose will be the 25% non-refundable deposit. If you cancel within 30 days of your reservation, you will be responsible for the entire cost of the reservation. We will make our best efforts to re-book your reservation and will refund your charge to the extent that we are able to re-book the rooms.
